What to Know Before Moving Into a Fairfax or Loudoun HOA Community

The Four HOA Rules That Trip Up Most Movers

Nearly every planned community in Fairfax and Loudoun Counties enforces four categories of move-day rules: approved hours, truck parking, dumpster or PODS placement, and move-in or move-out fees. Miss one and the association will fine the homeowner — not the mover — on top of what you already paid for the move.

Approved move-day hours are the most common gotcha. Many HOAs cap moves at 8 a.m. to 6 p.m. Monday through Saturday, with no Sunday moves at all. A few townhome communities also block Friday evening loads because of weekend traffic in the shared drives. The other three categories run on paperwork. Trucks parking in a visitor spot or across a shared driveway can trigger a towing complaint within an hour. Reston Association and Other Large NoVA HOAs

Reston Association is the largest HOA in Northern Virginia, with its own 60-page handbook of design and operations rules. Move-day hours run 8 a.m. to 7 p.m., trucks have to stage inside a 15-foot cone of the house (no blocking the paved commuter paths), and the association collects a one-time new-resident fee at closing. Cameron Station in Alexandria runs a tighter schedule: 8 a.m. to 5 p.m. only, with reserved loading-zone cones available from the clubhouse for a refundable deposit. Burke Centre, Fairfax Station, and the Great Falls estates associations each have their own layer of rules. The lead time to file the move with the HOA ranges from 24 hours to a full week, so booking the move earlier gives us margin to work the paperwork.

Dumpster Permits, PODS, and Driveway Storage

If your move includes a renovation or a cleanout, you may need a dumpster parked at the house. HOAs regulate dumpster placement far more strictly than county governments do. Most planned communities require advance written approval, a specific placement location (usually at the end of the driveway, never on the street), and a strict pickup deadline — often 7 to 14 days from placement.

PODS and other portable storage containers follow similar rules. Our office recommends filing both the moving-truck plan and the PODS plan with the HOA together, so the association sees the full picture and does not deny one piece because they did not know about the other.
